When was The Venture at Aventura built?
The Venture at Aventura condo was constructed back in 2006 and offers its residents exclusive premium located condos that allow for a modern Miami life experience. The Venture at Aventura condominium consists of 7 and 11 story buildings, built by the Related Group. The Modern lobby and common area have been designed by the critically acclaimed MacDonald Design Associates of Miami.
What are my Voting rights in the condominium association?
There shall only be one vote for each unit.
What restrictions exist in the condominium documents on my right to use my unit?
Certain restrictions apply. Generally speaking, each unit shall be used as a residence and/or home office only. Other restrictions include: restrictions in regards to changes and alterations to the unit, pets, maximum capacity and installation of floor coverings.
How much are my assessments to the condominium association for my type of unit?
Each unit is assessed a portion of the overall estimated operating budget of the association. They are due on the first day of the month.
Do I have to be a member of any other association?
Yes, all unit owners are automatically need to be a member of the Venture at Aventura Master Association Inc. Each voting member is entitled to weighted votes.
Am I required to pay rent or land use fees for recreational or other commonly used facilities?
Unit owners are not obliged to pay rent or land use fees for recreational and other commonly used facilities.
What other amenities does the condominium include?
Concierge and Valet Servicing is active around the clock which means you will be able to enjoy all amenities even late at night. Additionally, strict security measures will guarantee a safe environment for all residents. Enjoyment and relaxation can be found in our heated pools, high tech Gym and impressive Club room. The Venture at Aventura condominiums additionally feature 18,000 sq. ft. of new ground level retail in the building, plus existing dining and shopping in the adjoining plaza.
What amenities do the individual condos include?
All of our layouts are split bedroom plans with exciting panoramic windows and terraces to observe the most colorful scenery. On top of that all units feature stylish interior design with dazzling high-quality finishes and accessories.
